This is how the nursing care property concept works:

The seller (developer) and the operator (tenant/leaseholder) conclude a rental/lease agreement for e.g. 20 years + 2 x 5 years extension option from. The property is sold in individual units/apartments to investors and capital investors, who in turn form a homeowners’ association (WEG).

The WEG takes over the rental/lease agreement from the seller. The operator now pays the rent/lease to the appointed manager, who in turn pays it to the individual owners.
